Why Checklists Matter More Than You Think ๐Ÿก✅

Image
One of the most common issues we see at Property Tenders LLC has nothing to do with storms, plumbing, or major repairs—it starts with missing checklists . Many vacation homeowners and rental property owners leave their homes for extended periods without a thorough, intentional walkthrough. Windows, doors, appliances, water sources, and safety systems are often assumed to be secure… but assumptions are where problems begin. A perfect example? Windows. We regularly find windows unlatched that homeowners insist they never opened. More often than not, a guest, cleaner, or contractor opened it—and no one caught it. We’re usually the first ones to spot it during a property check. That’s exactly why checklists have become foundational to how we operate . Checklists = Consistency + Peace of Mind At Property Tenders, every visit is guided by structured checklists. They ensure: Nothing is missed Every visit is consistent Small issues are caught before they become expensiv...

Subscription-Based Services: A Big Lesson Learned for Us — And a Question for Our Community

Image
After working with a SCORE mentor, my wife and I started exploring the idea of subscription-based pricing. Honestly, we were hesitant. We weren’t sure if it would work, if customers would find value in it, or if it fit the way we operate. But this winter, we saw the perfect opportunity to test it with our snow-blowing service. Last year, during every snowstorm, we handled 100+ customers , and trying to respond to every call, text, and email — while mapping out our route in Google from our home computer — became overwhelming. We knew we needed a better system. So this year, we introduced a $15 subscription sign-up , with half of that being credited toward another service of their choice. Later sign-ups were priced a bit higher, and we used those funds to: ✔️ Service and prep all snow blowers ✔️ Put crews on retainer ahead of the season ✔️ Create a more organized, priority-based route list We were shocked by the response — not only from existing customers but also from first...

Customer Recognition Matters More Than Any Award

Image
Customer Recognition Matters More Than Any Award After an incredible Chamber of Commerce event and a weekend full of community connection, we were honored to receive two customer reviews back-to-back in under 24 hours . Moments like these make us stop and reflect on why we do what we do — and what truly defines “success” for a small, locally owned business. We’re Not the Biggest — But Our Service Is Award-Winning Every year, Property Tenders is recognized in up to five different categories across local nominations. And while we know we’re up against much larger companies with bigger budgets and bigger followings, we’ve learned something important: We may not win every award — but we win customers , and that matters more. Our “awards” come in the form of heartfelt reviews, handshakes, repeat business, referrals, and the genuine relationships we build throughout Lower Sussex County. That’s real recognition. That’s real impact. A Recent Cleanout That Reminded Us Why We Care O...

Season of Small Business Support: Our Weekend in Cape Charles, VA

Image
As the holiday season quickly approaches, the Property Tenders family took a much-needed break from phones, emails, and winter prep to enjoy some quality time together. We headed down to Cape Charles, Virginia , and along the way we were reminded of something important: Small businesses are the heartbeat of every community—especially this time of year. A Weekend Focused on Family, Local Flavor, and Community Appreciation While exploring Cape Charles, we visited places that exemplify what it means to truly value customers and support fellow small business owners. One standout was Cape Charles Brewing Company , where we enjoyed fantastic craft beer, great food, and service that genuinely felt like home. We also stopped into several small bakeries throughout the town—shops filled with character, handmade treats, and owners who were grateful for every single customer who walked through the door. As many coastal and tourist communities begin to slow down for the winter, small mo...

Building Credibility Through Community — Why We Show Up

Image
Property Tenders hanging with our friends! The Real McCoy Group and Jen Scott of Edward Jones In small communities like Lower Sussex County, credibility isn’t just built through advertising or a nice logo — it’s built through presence . Showing up. Shaking hands. Having real conversations with real people. At Property Tenders, we believe that the strongest marketing comes from being part of the community , not just serving it. That means investing our time at local events, supporting causes that matter, and connecting with the people and businesses who help make Sussex County what it is. This weekend, we had the honor of sponsoring the Horseshoe Hustle hosted by Bethany Brewing to benefit Delaware Inland Bays . It was a great time spent alongside our partners — The Real McCoy Group and Jen Scott of Edward Jones . But here’s what makes events like this so valuable: It doesn’t feel like marketing. It feels like belonging . Why Community Presence Matters for a Local Service Company...

Authenticity in Every Meeting: Why Showing Up as Yourself Builds Stronger Connections

Image
At Property Tenders LLC , we’ve always believed that authenticity is one of the most valuable qualities you can bring to a meeting — whether it’s with a customer, client, partner, or even a competitor. Every interaction is an opportunity to represent your brand and build trust, and that starts with simply showing up as yourself. Representing Your Brand with Pride When it comes to meetings, presentation matters — not in the sense of flashy suits or fancy attire, but in professionalism and pride. We show up in a clean outfit, a company polo, and the right attitude. Sometimes that’s blue jeans, other times dress pants — what matters most is that we look prepared and take pride in what we represent. A solid handshake, eye contact, and a genuine smile can set the tone before the first word is even spoken. These small gestures build rapport and credibility , letting people know that they’re dealing with someone who values their time. Be Genuine — Always We’ve learned over time that b...

Hooked on Local: How Small Businesses Keep Delaware’s Community Strong

Image
At Property Tenders LLC , we’ve met a lot of amazing people along the way — loyal customers, supportive family members, and hardworking friends who have believed in what we do from day one. But one of the greatest privileges of growing a local, family-owned company in Lower Sussex County is meeting other small businesses that share the same drive, grit, and pride in their craft. Behind every small business is a story — a mix of blood, sweat, tears, and creativity — and that’s what makes the Delaware business community so special. It’s not about massive marketing budgets or large-scale production; it’s about passion, quality, and personal relationships. ๐ŸŽฃ Meet Anders Rodworks: Craftsmanship at Its Finest One of those partnerships we’re especially proud of is with Anders Rodworks of Bethany Beach, Delaware . The team at Anders builds each fishing rod by hand, combining expert craftsmanship with a deep love for the sport. They recently built five custom rods for our family — ...

Growing a Small Business Through Authentic Networking

Image
People often ask how Property Tenders LLC , a small family business in Dagsboro, Delaware, continues to grow in such a competitive market. The truth is, we don’t have a secret formula—but we do have a commitment to being real, approachable, and customer-focused. Listening Before Speaking One of the lessons we’ve learned is that networking isn’t about talking nonstop—it’s about listening. When you let others share, you start to understand their “angle”: What they need from you What you may need from them Whether there’s genuine alignment in values and goals By listening first, we can gauge if a person, business, or partnership is the right fit for our company and, most importantly, for our customers. Authentic Partnerships Over Transactions We often stop into local shops to introduce ourselves—not to sell, but to share who we are and to lift up other small businesses. Sometimes it clicks. Sometimes it doesn’t. And that’s okay. The right partnerships are built on authenticity, ...

We Remember. We Are Grateful.

Image
So much is going on in our world today, and sometimes we forget the simple truth—that we all share the same color of blood. Every year on 9/11 , I’m humbled when I see our U.S.-made flag flying on a U.S.-made flagpole at half-staff. In our garage, we keep a flag that represents more than fabric—it represents sacrifice, unity, and freedom. Most of us can only begin to comprehend the sacrifices made across generations—by members of the armed forces, law enforcement, first responders, and everyday citizens who stood and stand strong when our country needs them most. Because of their unwavering courage, I can work freely, raise my family without fear, and build a small business in peace. And while I often write about Property Tenders and Can Cowboys , today I pause to remember that there are men and women—many I’ll never meet—who protect my business, my family, and my community. From all of us at Property Tenders LLC & Can Cowboys : We thank you. We thank your families. And we h...

Behind the Business: Bethany Brewing Company in Ocean View, Delaware

Image
At Property Tenders, we’ve launched a new initiative called “Behind the Business” where we highlight local, family-run companies in Sussex County. Recently, we had the privilege of stepping behind the scenes at one of our favorite spots— Bethany Brewing Company in Ocean View, Delaware. Meet Larry and Gary – The Beer Wizards ๐Ÿบ Our tour was led by two incredible people: Larry , who brings a strong background in the manufacturing industry and has transformed his skills into the craft of brewing. Gary , a brewer with a successful brewery in Florida, who brings his wealth of beer knowledge to the Bethany Brewing team. Together, they are the technical wizards of the hops—sharing their expertise, passion, and humor while showing us what it really takes to make great local beer. Behind the Scenes of Oktoberfest We got a firsthand look at the brewing process, including preparations for their popular Oktoberfest beer . How SCORE Mentoring Helped Property Tenders Grow – And Why Small Businesses Need Support

Image
At Property Tenders, LLC, we recently had the unique opportunity to meet with representatives from Congress to discuss the value of SCORE Mentoring —a free, one-on-one mentorship program that has played a vital role in our growth as a small business in Sussex County, Delaware. The Power of a Mentor in Business Running a small business comes with challenges: limited resources, navigating new markets, and the constant push to grow while keeping expenses under control. While many business owners recognize the value of having a mentor, the reality is that professional coaching can be costly—and the return on investment isn’t always immediate. That’s where SCORE Mentoring stands apart. As a free resource, it provides entrepreneurs like us with a sounding board for ideas, a guide for business strategies, and a support system to help identify solutions to “pinch points” in operations. Meeting With Our Representatives During our meeting with congressional representatives and their staff,...

What Does a Share Mean for a Small Business?

Image
In the fast-paced world of social media, a simple action like clicking "share" may seem minor—but for a small business, it can mean everything. As a local, community-rooted business, we're constantly working to get in front of new customers while staying true to our mission of honesty, reliability, and high-quality service. Every time someone shares one of our posts, it’s more than a click. It’s a message. It says, “I believe in this company, their work, and the people behind it.” Many small businesses, including ours, aren’t just about profit. We’re often deeply connected to nonprofit initiatives, youth programs, local events, or community sponsorships. A share is a sign of alignment with that bigger picture. It shows that you recognize the heart behind the hustle. We’re especially honored when friends from our teaching days share our updates or when customers tag us in Facebook groups and recommend us to their neighbors. It’s equally rewarding when those same custom...

Creative Marketing on a Shoestring: A Small Business Parade Success Story

Image
For the last three years, Property Tenders has proudly participated in the Bethany Beach 4th of July Parade — an annual tradition that showcases creativity, community, and good old-fashioned hustle. This year’s theme? Traditions Thrive in 25 , brought to life with pool noodles, streamers, and a whole lot of teamwork. My wife Jennifer has a gift for turning simple ideas into standout floats. With help from her friend Jill, they transformed Amazon finds into firework displays and ice pop coolers — all on a shoestring budget. From freezing hundreds of popsicles to sketching concepts two weeks out, we worked as a family to make it happen. The morning starts with a Hocker’s egg sandwich and a 10x10 canopy on the roadside — offering shade as we assemble the float under 90+ degree skies. The setup may be rough, but the outcome? Pure magic. Once the parade begins, Jennifer, Jill, and our son cruise the route handing out popsicles, candy, and stickers while checking in on anyone in need...

๐Ÿ“ž The Life of a Small Business Owner: No “Off Hours” — Just On Call ๐Ÿ’ผ

Image
๐Ÿ“ž The Life of a Small Business Owner: No “Off Hours” — Just On Call ๐Ÿ’ผ When Does the Day Really End? If you think owning a small business means you clock in from 6:00 a.m. to 6:00 p.m. and then unplug — think again. For many of us running local services in Sussex County, Delaware , the workday blends into the night. And when you're committed to taking care of properties, customers, and community, your phone doesn’t really have an “off” button. 4:30 A.M. and the Phone Rings… This past weekend, we got a trash can service request at 4:30 in the morning . Yes — 4:30 A.M. A customer, likely assuming they'd reach voicemail, was shocked when a real person picked up on the other end. "Oh my goodness, I didn't think anyone would answer! I'm so sorry!" she said. We assured her there was no need to apologize. At Property Tenders LLC and Can Cowboys , we love hearing from people interested in our services — whether it's a midday quote or a before-sunr...

Investing in Growth: How a New Vehicle Helped Expand Our Small Business

Image
One of the most exciting parts of running a small business is watching it grow—and realizing it's time to invest in tools that help you go even further. This year, Property Tenders has taken on more handyman projects than ever before, opening the door to new clients and opportunities. But one of the biggest surprises has been how quickly our trash hauling and can management services became a major revenue stream. With HOAs issuing fines for cans left out too long and homeowners hesitant to rely on renters, we found ourselves completing multiple trash-related jobs per day . That kind of volume made it clear: it was time for an upgrade. We recently added a newer vehicle to our fleet , and it’s already transformed the way we operate. We can now split up our work, cover more jobs in less time, and still be home for dinner. As a husband-and-wife team, that flexibility matters. There’s a truth in small business that’s hard to grasp at first—you have to spend money to make money. It’...

Why Property Tenders Grew: We Built a Business Around Community Needs

Image
When I first started Property Tenders, there wasn’t a master plan or big marketing strategy. There was just a simple idea: listen to what people need — and say yes . Over the years, our community taught us what our business should be. They didn’t always need the big, flashy services. They needed the small things — the things no one else wanted to do. We’ve dug through trash cans to find what was accidentally tossed. We’ve cleaned grills, replaced missing knobs, switched out light bulbs, installed new lights, and even sent photo updates so homeowners could rest easy. Odd jobs? Yes — but they mattered. They mattered to the people who called us because there wasn’t anyone else willing to say yes. That’s how Property Tenders grew. Not by offering another cookie-cutter service — but by building a business around the actual needs of our community. We didn’t say no unless we truly couldn’t do it. We built trust, one small task at a time. Today, I look back and realize: our growth di...

Why Flexibility and Small Details Matter at Property Tenders

Image
At Property Tenders , we believe the small details make the biggest difference. From the start, we chose to build our business differently—by putting the customer experience first, even when it’s not always convenient. While some companies may delay callbacks or avoid rescheduling appointments, we committed early on to doing things others wouldn’t: answering the phone, returning messages promptly, and being flexible when customers need to adjust. This philosophy was proven true again this week. After a full day of teaching, I had cleared my schedule to assemble furniture for a client. The day before the appointment, the homeowner called needing to reschedule. Instead of being upset, I shifted my entire week to fit her in just a few days later. When we arrived, she apologized for the inconvenience—only to realize we were the same company that had cleaned her trash cans months earlier! That small connection reminded us why doing every job, no matter how big or small, with pride a...

Helping Integrity Heating & Air Grow in Laurel, Delaware – One Office Upgrade at a Time

Image
At Property Tenders , we take pride in helping our fellow small business owners in any way we can. That’s exactly what happened this week when Joe Vonakis , owner of Integrity Heating and Air , reached out as he continues to grow and update his warehouse in Laurel, Delaware . Joe needed help installing LED lighting in his office and assembling two pieces of furniture for new team members. He picked us up at 8:30 AM and by 9:00, we were in the building, working together to bring his office closer to completion. We often say this is what small busi ness is truly about— helping each other, showing up, and getting the job done even when it’s not convenient . That mindset drives Property Tenders every day as we support homeowners, renters, and business owners across Sussex County. Whether it’s a home check, a quick install, or assembling furniture for a growing office, Property Tenders is your go-to for property maintenance and hands-on support. ๐Ÿ“ Based in Sussex County, Delawar...

Title: Customer Trust is Earned: Why Showing Up is 80% of the Job at Property Tenders

Image
At Property Tenders , we live by a simple rule: Customer trust is earned by showing up. That means more than physically being on-site—it means showing up in every interaction, from a 6:00 AM text message to a 10:00 PM email , ensuring our customers know we’re listening, available, and ready to serve. We believe showing up starts long before the job. It starts with prompt, professional communication , respecting our customers' time and needs, even in the early or late hours. And when we do get the opportunity to earn their business? We don't roll in casually—we arrive early, meet the customer face-to-face, and get straight to work. Our team steps out of the truck with all necessary tools and plenty of extras , ensuring we're fully prepared for any situation that might arise. But showing up isn’t just about tools— it’s about appearance, respect, and professionalism. When we step onto a property, we treat it like the privilege it is. Our team wears clean uniforms with ...
