Growing a Small Business Through Authentic Networking

Image
People often ask how Property Tenders LLC , a small family business in Dagsboro, Delaware, continues to grow in such a competitive market. The truth is, we don’t have a secret formula—but we do have a commitment to being real, approachable, and customer-focused. Listening Before Speaking One of the lessons we’ve learned is that networking isn’t about talking nonstop—it’s about listening. When you let others share, you start to understand their “angle”: What they need from you What you may need from them Whether there’s genuine alignment in values and goals By listening first, we can gauge if a person, business, or partnership is the right fit for our company and, most importantly, for our customers. Authentic Partnerships Over Transactions We often stop into local shops to introduce ourselves—not to sell, but to share who we are and to lift up other small businesses. Sometimes it clicks. Sometimes it doesn’t. And that’s okay. The right partnerships are built on authenticity, ...

We Remember. We Are Grateful.

Image
So much is going on in our world today, and sometimes we forget the simple truth—that we all share the same color of blood. Every year on 9/11 , I’m humbled when I see our U.S.-made flag flying on a U.S.-made flagpole at half-staff. In our garage, we keep a flag that represents more than fabric—it represents sacrifice, unity, and freedom. Most of us can only begin to comprehend the sacrifices made across generations—by members of the armed forces, law enforcement, first responders, and everyday citizens who stood and stand strong when our country needs them most. Because of their unwavering courage, I can work freely, raise my family without fear, and build a small business in peace. And while I often write about Property Tenders and Can Cowboys , today I pause to remember that there are men and women—many I’ll never meet—who protect my business, my family, and my community. From all of us at Property Tenders LLC & Can Cowboys : We thank you. We thank your families. And we h...

At Property Tenders, we’ve launched a new initiative called “Behind the Business” where we highlight local, family-run companies in Sussex County. Recently, we had the privilege of stepping behind the scenes at one of our favorite spots— Bethany Brewing Company in Ocean View, Delaware. Meet Larry and Gary – The Beer Wizards 🍺 Our tour was led by two incredible people: Larry , who brings a strong background in the manufacturing industry and has transformed his skills into the craft of brewing. Gary , a brewer with a successful brewery in Florida, who brings his wealth of beer knowledge to the Bethany Brewing team. Together, they are the technical wizards of the hops—sharing their expertise, passion, and humor while showing us what it really takes to make great local beer. Behind the Scenes of Oktoberfest We got a firsthand look at the brewing process, including preparations for their popular Oktoberfest beer . How SCORE Mentoring Helped Property Tenders Grow – And Why Small Businesses Need Support

Image
At Property Tenders, LLC, we recently had the unique opportunity to meet with representatives from Congress to discuss the value of SCORE Mentoring —a free, one-on-one mentorship program that has played a vital role in our growth as a small business in Sussex County, Delaware. The Power of a Mentor in Business Running a small business comes with challenges: limited resources, navigating new markets, and the constant push to grow while keeping expenses under control. While many business owners recognize the value of having a mentor, the reality is that professional coaching can be costly—and the return on investment isn’t always immediate. That’s where SCORE Mentoring stands apart. As a free resource, it provides entrepreneurs like us with a sounding board for ideas, a guide for business strategies, and a support system to help identify solutions to “pinch points” in operations. Meeting With Our Representatives During our meeting with congressional representatives and their staff,...

What Does a Share Mean for a Small Business?

Image
In the fast-paced world of social media, a simple action like clicking "share" may seem minor—but for a small business, it can mean everything. As a local, community-rooted business, we're constantly working to get in front of new customers while staying true to our mission of honesty, reliability, and high-quality service. Every time someone shares one of our posts, it’s more than a click. It’s a message. It says, “I believe in this company, their work, and the people behind it.” Many small businesses, including ours, aren’t just about profit. We’re often deeply connected to nonprofit initiatives, youth programs, local events, or community sponsorships. A share is a sign of alignment with that bigger picture. It shows that you recognize the heart behind the hustle. We’re especially honored when friends from our teaching days share our updates or when customers tag us in Facebook groups and recommend us to their neighbors. It’s equally rewarding when those same custom...

Creative Marketing on a Shoestring: A Small Business Parade Success Story

Image
For the last three years, Property Tenders has proudly participated in the Bethany Beach 4th of July Parade — an annual tradition that showcases creativity, community, and good old-fashioned hustle. This year’s theme? Traditions Thrive in 25 , brought to life with pool noodles, streamers, and a whole lot of teamwork. My wife Jennifer has a gift for turning simple ideas into standout floats. With help from her friend Jill, they transformed Amazon finds into firework displays and ice pop coolers — all on a shoestring budget. From freezing hundreds of popsicles to sketching concepts two weeks out, we worked as a family to make it happen. The morning starts with a Hocker’s egg sandwich and a 10x10 canopy on the roadside — offering shade as we assemble the float under 90+ degree skies. The setup may be rough, but the outcome? Pure magic. Once the parade begins, Jennifer, Jill, and our son cruise the route handing out popsicles, candy, and stickers while checking in on anyone in need...

📞 The Life of a Small Business Owner: No “Off Hours” — Just On Call 💼

Image
📞 The Life of a Small Business Owner: No “Off Hours” — Just On Call 💼 When Does the Day Really End? If you think owning a small business means you clock in from 6:00 a.m. to 6:00 p.m. and then unplug — think again. For many of us running local services in Sussex County, Delaware , the workday blends into the night. And when you're committed to taking care of properties, customers, and community, your phone doesn’t really have an “off” button. 4:30 A.M. and the Phone Rings… This past weekend, we got a trash can service request at 4:30 in the morning . Yes — 4:30 A.M. A customer, likely assuming they'd reach voicemail, was shocked when a real person picked up on the other end. "Oh my goodness, I didn't think anyone would answer! I'm so sorry!" she said. We assured her there was no need to apologize. At Property Tenders LLC and Can Cowboys , we love hearing from people interested in our services — whether it's a midday quote or a before-sunr...

Investing in Growth: How a New Vehicle Helped Expand Our Small Business

Image
One of the most exciting parts of running a small business is watching it grow—and realizing it's time to invest in tools that help you go even further. This year, Property Tenders has taken on more handyman projects than ever before, opening the door to new clients and opportunities. But one of the biggest surprises has been how quickly our trash hauling and can management services became a major revenue stream. With HOAs issuing fines for cans left out too long and homeowners hesitant to rely on renters, we found ourselves completing multiple trash-related jobs per day . That kind of volume made it clear: it was time for an upgrade. We recently added a newer vehicle to our fleet , and it’s already transformed the way we operate. We can now split up our work, cover more jobs in less time, and still be home for dinner. As a husband-and-wife team, that flexibility matters. There’s a truth in small business that’s hard to grasp at first—you have to spend money to make money. It’...

Why Property Tenders Grew: We Built a Business Around Community Needs

Image
When I first started Property Tenders, there wasn’t a master plan or big marketing strategy. There was just a simple idea: listen to what people need — and say yes . Over the years, our community taught us what our business should be. They didn’t always need the big, flashy services. They needed the small things — the things no one else wanted to do. We’ve dug through trash cans to find what was accidentally tossed. We’ve cleaned grills, replaced missing knobs, switched out light bulbs, installed new lights, and even sent photo updates so homeowners could rest easy. Odd jobs? Yes — but they mattered. They mattered to the people who called us because there wasn’t anyone else willing to say yes. That’s how Property Tenders grew. Not by offering another cookie-cutter service — but by building a business around the actual needs of our community. We didn’t say no unless we truly couldn’t do it. We built trust, one small task at a time. Today, I look back and realize: our growth di...
